The presents are opened, and the ornaments are removed from the tree…so now what? Do you know where to put that Holiday tree? Until January 18, 2013 the City of Manhattan Beach will be taking trees to be recycled for free. Waste Management, will be in charge of this recycling effort and encourages all Manhattan Beach residents to participate. There are a few guidelines to this recycling effort. All decorations should be removed from the tree and all trees should be less than 7 feet tall. If the trees are larger than seven feet, the holiday trees will need to be cut into pieces. The trees also must be placed on the curb on your collection day to ensure pick-up, if not, the trees will have to wait until the next week to be picked up. For more details on the holiday tree collection, click here.

It is that Time of Year…

It is that time of year. The New Year is a landmark for most people. The New Year is a stepping stone, a time to reflect on accomplishments of the past year, and a time to make new commitments for self-improvement. Manhattan Beach is not only a great community to live in, but it is a great space for the locals and visitors to make their resolutions come to fruition. For example, one of my new year’s resolutions is to do more cardio workouts. I will accomplish this by making effort to take power walks down the beautiful Manhattan Beach Strand and playing beach volleyball in the summertime.

Another example of a great resolution is to spend more time with family and loved ones; Manhattan Beach is a beach town that offers many family friendly activities including community events such as: Concerts in the Park. Lastly, if a resolution would be to venture out and try new restaurants,  many of the restaurants in downtown Manhattan offer a wide variety of cuisines and that are healthy and taste phenomenal.

New Years is about a fresh start, a “clean slate”. Manhattan Beach is a great beach city to take those first steps in following through with New Year’s resolutions. The landscape and the abundance of opportunities to start new are endless.  Cheers to a new start!  Check  us out at http://www.davesalzman.com Happy new year!

Fear not! Plenty of restaurants will be open on Christmas Eve in Manhattan Beach, that will satisfy any palette. Christmas Eve is a time to spend relaxing with family and friends, and the time to take in the magic of the holiday season. The restaurants in the 90266 know that not every family or couple or group of close friends has the time to create a large holiday meal, so there are plenty of restaurants open.

Restaurants that are open in Manhattan Beach for Christmas Eve include: Four Daughters Kitchen, Petros, Pancho’s, Sloopy’s, Simmzy’s, and The Kettle, to name a few. These restaurants provide great environments for parties of one, two, or more! The Tin Roof Bistro is also open, and is a great place for families. As one Yelp critic described it as “a great place to bring out of towners.” The Tin Roof Bistro is located in Manhattan Beach, on Sepulveda right before Rosecrans. It is such a wonderful place because it is spacious, but at the same time, very cozy. If you areating eating with a small group, FishBar off of Highland is great option for Christmas Eve dinner.

Manhattan Beach is THE beach city for all types of cuisine on Christmas Eve. Make sure to make reservations early, as most of the resturants will not be open super late! C’est Une Belle Vie

Aujourd’hui, nous etions joyeux de voir une nouvelle listage sur l’un de nos rues favorites dans le la section Arbre, 657, 31e rue

. . . Ah well, that is the extent of my French language skills (with a little help from my son), but I had to start off this way.  This home – renovated – would be a stunning French Normandy statement on this already stately street.

If you want a home to spread your wings and your decor talent, this is it !  It is a 4 bedroom, 3,623 sf home built in 1989 [read : tile counters and oak floors] that was top of the market in its day.   It is dated, but . . .What a House! With only 4 bedrooms in 3,623 sf the rooms are huge; you could get lost in the master suite.  This home looks like it needs a new roof and definitely needs updated finishes, but the final  result would be elegant!

Bonne Chance to the savvy buyer who can polish this Norman Beauty.

Putting the HOME in Townhome!

Taya Asimos and I went out today to investigate the Redondo Beach, Hawthorne and Torrance new single family home listings.  We covered a lot of territory today, not really seeing anything that stood out to us as a stunning home. . . until we hit 2422 Gates Avenue, Redondo Beach.  This home epitomizes gracious living.  It has been meticulously decorated and has a nicely, and recently, remodeled kitchen.  The house is 2,650 sf per the developer, but it lives much larger.  The beauty of the floor plan is that it is situated on an extra wide lot and occupies the corner.  This means that it has that classic floor plan of formal living and dining room up front with the kitchen and family room at the back spilling out into a lovely yard. All the bedrooms are upstairs and they are ample.  This is what we affectionately refer to as a “just bring your toothbrush” house.  You only need to unpack and settle in front of the cozy family room fireplace and toast your good fortune at buying such a pretty house!  The kicker—it is not a single family residence; it is a two-on-a-lot townhome.   You would never know, but the great feature of this is that it is priced as a townhome. So, if you are frustrated by the price vs. size options you are finding in the Single Family market you might expand your search to townhomes that have a similar configuration.  We see these and other “out of the box” solutions every week.  Call us!

Buyers Desperately Seeking Inventory

At every real estate meeting I’ve been to lately, whether it be a networking event, or weekly company meeting, the consensus is in: Agents have buyers who are desperately looking for homes in Manhattan Beach. The problem? Inventory is significantly down compared to this time last year. Check out the stats below that chart the number of new listings by month in 2011 (Single family homes & townhouses in the sand, hill and tree sections of Manhattan Beach.)

Data Source: MLS

January 2011 there were 32 new listings. January 2012 we closed the month with only 30 new listings, and just 18 sales.

Interest rates are still at an all-time low, and buyers who qualify are chomping at the bit to  buy their dream home in our community. What does this mean for you if you’re a seller? Well, if you list your home now, it’s extremely likely that your house will get maximum exposure, which could equal maximum value in this market.

If you or someone you know is considering selling in Manhattan Beach, don’t wait until the ‘spring rush.’  Give us a call today. We promise that you’ll receive unparalleled customer service.

GROW :: Healthy Living from the Inside Out

One of our favorite places to shop for organic produce and fresh, quality groceries is Grow in Manhattan Beach. Here’s why: their produce comes direct from the fields. It gets to them faster, so it’s fresher, better-tasting and stays fresher longer. AND their prices are comparable to a supermarket’s.

“Imagine. Fresh, wholesome produce, direct from the farmers’ fields. Hand-selected meats, fresh-caught seafood, marinated chicken breasts and carne asada. Yogurt, cheese, milk, butter and eggs. Fine wine. Not to mention a wide selection of groceries, all right here at your fingertips.”

Under the Housing Search Heading: “You’ll Know It When You See It”

Been searching for that perfect house?!  You know the one— the one that simply feels like it fits on first contact.  Well, one lucky buyer is now in escrow on 303 Larsson Street, Manhattan Beach. This property came on the market last week and by the weekend there were more than five offers.  Why?  It is lovely, beautifully remodeled and ready for living and started out at a great asking price of $1,000,000. Kudos to the remodelers!!

We do a tremendous amount of remodeling and striking the right balance between personal taste and public appeal is not often easy.  We are working on our latest remodel in the tree section– our 153rd project.  If you want any tips on remodeling Do’s & Don’ts – just ask.  Also, check back in a couple of days to see our new  3 Bedroom, 2 Bath Tree Section listing – no remodeling needed on this new listing.  It is charming and ready for a new family!
